BROKERAGE / CONSULTING / BUSINESS DECISIONS

The asset has a value.
The decision has a context.

Good real estate guidance connects the market to the asset, the business and the people making the decision.

Urban commercial property and development context in Los Angeles

Start with the decision you need to make.

An owner deciding whether to sell needs a different analysis from a corporation planning a relocation. An investor reviewing an acquisition may focus on lease obligations and future capital needs, while an owner-user may put business continuity and building function first.

Sehyung Kim provides commercial real estate brokerage and consulting for owners, investors and businesses. His earlier real estate consulting work at Ernst & Young included services for national and multinational real estate firms, with a focus that encompassed market, feasibility and investment analysis.

Connect market evidence to the property.

A price discussion should explain which comparable transactions are relevant and why. Building area, lot size, condition, access, tenancy and the timing of a comparable can change its usefulness. An asking price and a closed transaction also represent different kinds of evidence.

For a leasing assignment, the same discipline applies to competing space. The quoted rate, lease structure, improvements and occupancy costs should be put on a comparable basis. The objective is an understandable range of alternatives and the assumptions behind each one.

Make alternatives visible.

Renewing a tenant, re-leasing a vacancy, occupying a building or selling an asset may create different timing, cost and income outcomes. A clear comparison identifies the expected costs and the information that remains to be confirmed. Sensitivity analysis can show which assumptions have the greatest effect on the decision.

For corporate users and investment teams, the work can be organized around a decision brief: business objectives, location and operating criteria, property alternatives, economics and a defined next step. Questions for legal, tax, engineering or other specialists can then be identified early and coordinated with the appropriate advisers.

Carry the analysis into the transaction.

Brokerage turns a strategy into market activity: property positioning, outreach, tours, negotiation and transaction coordination. Consulting provides a framework for assessing what that activity means for the client’s objectives.

Sehyung combines those perspectives with Los Angeles brokerage experience since 2001, an educational background in civil engineering and city planning, and the resources of Lee & Associates. Communication is available in English and Korean for local, national and international clients.
